The place I want to move into doesn't have a washer, dryer (has hookups) or a fridge. I want to use this is a negotiation point. Here's what I'm thinking:
Split cost of washer/dryer and refrigerator OR cost of appliances deducted from security deposit.
Is there a better way to do this? It's going to be $1200 or so for all that crap and I'd really rather not shell out for it.

Buy the appliances yourself, sell them back when you move out. Get the selling amount in writing as a lease addendum.

buy that sh*t on craigslist and sell it when you move if you don't need it
you can score a good w/d for under $200 usually, the guy even delivered to me and hooked it up

You're saying have part of the lease be they buy the appliances after I leave?

the washer dryer is pretty standard (to either not have it at all or to have hookups but not the appliances)..however, no fridge? screw that. i'd ask them to put one in or take off $100 off the rent. If you plan on staying there for more than 1 year, ask for $100 off rent since you can buy a fridge for less than $1200 and it will save you money in the future.
However, if you won't live there for more than a year, id rather not deal with figuring out wtf to do with that fridge when moving and would ask them to just provide one.
